Park Place
Overview
At a major gateway to downtown Annapolis, Maryland, were nearly 13 acres of run-down properties to be redeveloped by JBJ/Carlyle Park Place, LP, into a unified, mixed-use, development complex consisting of an hotel, office buildings and a luxury residential building with an underground parking garage. For Drum, Loyka & Associates the project involved surveying, site design, and subdividing the area to create a major dry cleaning operation leading to a new stand-alone facility consisting of a 1000+ seat regional performing arts theater at the center of the project. The firm also designed a nearby 200-space overflow surface parking lot and, with the City of Annapolis, created a wetland to satisfy storm water management requirements for the project. While construction was underway, additional parcels were added to the project site and Drum, Loyka & Associates immediately redesigned the entire north end of the site to incorporate both the new land and its reconfigured buildings into the project design.
